Frequently asked questions from our owners.

How are cleaning fees handled?   

Routine cleaning fees are billed directly to our guests.  You, the owner will be charged annually for a deep clean.  When you stay at your property, you will be pleased with the sparkling clean accommodations, and will the responsible for the cleaning fee only.

 

What happens if a renter damages the property?

At Osprey Vacation Rentals, we include accidental damage protection on every rental.  If the damage exceeds $1,500 or if the damage is considered intentional, we will pursue the renters on your behalf and do everything in our power to recoup the expense. The accidental damage waiver enables us to make many repairs without having to bill these common expenses to our customers (both guests and owners).  In addition we require a signed rental contract, a drivers license, a credit card on file, and a security deposit (credit card hold) on every rental.  Accidents happen, and our system enables us to act quickly and efficiently to keep your property well maintained.  

 

How will you market our Emerald Coast Property?

At Osprey Vacation Rentals we utilize many of the popular channels like VRBO and Airbnb.  For greater reach, we also sync to Google Vacations and heavily market our direct booking website..  Our direct booking website is SEO optimized to insure visibility on all of the major search engines.  We also advertise on social media outlets such as Facebook, Instagram and YouTube.

 

What type of products/supplies do you include for renters?

Our supplies are highly regarded.  We offer high-quality soap products and luxury linens, as well as a starter pack of bathroom supplies, coffee, and kitchen supplies.  We know that offering a little extra luxury in our products leads to good reviews and in turn more rental income for our owners.

 

Does Osprey supply linens?

Our linens are high thread count and high quality.  Owners participate financially in the initial stocking of their home and a linen refresh every 2 years.   We take care of all laundering and make sure that there's always a fresh supply on hand.

 

Are there onboarding expenses for owners?

An owner's initial costs are specific to the property and are designed to maximize rental income and property condition.  Our minimal costs do not require an upfront investment but are instead deducted from future rental income.

 

How and when will I receive my vacation rental income?

Our owners will be paid on or before the 14th of every month.
